Home Systems to Discuss Before Buying or Selling

Look beyond finishes when buying or selling a home. Ask about heating, cooling, water heating, and electrical condition so possible work is part of the conversation before a decision.

The short answer
  • Ask about the equipment and its known service history.
  • Request an assessment when condition or upcoming work is uncertain.
  • Use a home-specific repair or replacement estimate for planning.
  • Do not assign a guaranteed resale return to an HVAC upgrade.

Include HVAC in the home conversation

An air conditioner may be easy to overlook while you are comparing rooms, finishes, and location. Its age and condition still belong in the conversation. Ask what equipment serves the house, what is known about its service history, and whether there are unresolved comfort or repair concerns.

We have worked with buyers who wanted replacement options before deciding on a house. That does not mean older equipment automatically rules out a purchase. It means the buyer wanted to understand a possible expense before making a decision.

    Get a replacement estimate before setting the budget

    If a system finding could affect your buying or selling decision, get the equipment assessed and request a replacement estimate before setting the budget. That gives you a clearer idea of the cost even when replacing it immediately is outside the budget.

    For an older water heater, discuss its location as well as replacement. An attic installation can raise a buyer's concerns about potential water damage. Ask for the proposed work and current price for that installation.

      Ask for specific options

      If the equipment’s condition raises questions, have those questions evaluated and ask for options based on the actual home. A replacement estimate can help clarify the size of a possible future project. It should be read alongside the findings, not treated as a reason to replace every older system.

      The same approach helps a seller prepare for questions. Keep available equipment and service information together and explain work that has been completed. If replacement is being considered, understand the proposed scope before deciding whether to undertake it before selling.

        Include water heating and electrical condition

        Ask about the water heater as well as the heating and cooling system. Find out what is known about its age and condition, where it is installed, and whether the seller has information about maintenance or prior problems. If a concern is identified, ask for a professional assessment of the actual equipment and possible work.

        Electrical questions also deserve a clear scope. If someone recommends an upgrade, have a qualified professional explain what is involved and whether related repairs to finishes are part of the proposal. Do not assume every older home needs a complete rewire or that a short video can establish what this home needs.

          Avoid turning a system into a resale promise

          A buyer may place value on avoiding an immediate HVAC project, but that does not establish a fixed increase in the home’s selling price. Do not assume that a particular installation cost will return a particular dollar amount in the sale.

          Use HVAC information to make the condition of the home clearer. A current assessment, understandable options, and an honest account of completed work are more useful than a general promise about what an upgrade will add to the property’s value.

            Fun fact on air conditioning systems, air conditioning systems is one of the only things that you can buy that will actually help you know it'll help save you money. And so um and it'll also help maintain the equity of your house as well. So if you got a if you got a new system on and you're you're trying to sell your house uh between someone selling your house and they don't have it's an older, you know, gosh 15 20-y old system, I know that if I was buying a new home, I would be looking at how old the air conditioner is. I've had customers in the past where I've given them system replacement options because they're buying this house and they actually opted for a different home because they didn't have to buy an air conditioner. And so, u it can help with resale value and stuff like that.

            When you're coming in to buy a home, you want to see all the appliances be at least relatively new and at least have some of their warranty left. So, um replacing that water heater before selling your home is really going to help add that value in.             after I spoke with a customer she seemed pretty concerned about the things we found uh we're going to definitely get a comfort visor to come look at it she can get a better assessment of what it would be to replace the actual unit and then all our quotes are going to be good for 30 days one of the reasons we recommend these estimates is to give the customer an idea of what it cost to actually replace that unit you know maybe it's not in their budget right now to actually replace it but through this we can actually educate them and have them be better in forums to make the right decisions for them

            Honestly, outdated electrical systems are definitely going to cause hesitation. Having that electrical upgrade is going to provide that peace of mind that whenever the prospective buyer comes in to look at the home, that they're not going to have to completely rewire the home. [music] And whenever you do have to rewire the home, if they're missing a ground or something like that, that means removing sheetrock. That means having to paint [music] again. That means having to retexture. It's not just one thing that where you have to you're just rewiring.             today we're going to a house in Edmund to look at an HVAC system our technician was over there earlier today and found a restriction in the coil and their unit was froze up so we are going to give them a quote on replacing that system whenever someone's looking at this and they're going well I just have a restriction in my coil do I really need to replace the whole system but in this instance in particular the unit was from 2008 and so all the warranties had already expired and the customer specifically requested a quote to replace to go with a more efficient system so that they can save money on their utility bills we always going to give people that option we've been serving OKC since 1988 so share this with a friend who needs help with Home Services

            once you get up to a certain deal where you're replacing like a heat exchanger if it's out of warranty I mean the amount of money that you're going to have to spend just on the labor of changing that out it'd be almost better to put your money into something new there's all kinds of options and everybody's different everybody has their own price range a new system is always great to be able to put in and not have that have that worry and to have that warranty but sometimes that's not in somebody's budget that year it's kind of like a car sometimes you know your car is breaking down and it'd be nice just to go get a new car to whereas maybe that's not in the budget that year maybe $2,000 to repair something on your car sounds a lot better than spending $20,000 we've been serving OKC since 1988 so share this with a friend who needs help with Home Services
