But for this particular home, the system was installed in 2008, and the customer wanted to explore their options for a more energy-efficient replacement after the HVAC inspection.

Why Age Matters

During this HVAC inspection, we measured the air return vents and found that they were appropriately sized for a 5-ton system, allowing the required 2,000 cubic feet of air to pass through without restriction. Restricted airflow can cause your blower to work harder, reducing efficiency and potentially causing damage over time. Think of it like trying to run while breathing through a straw—it’s not sustainable for long.

A Peek Inside the Attic: Inspecting the Furnace and Ductwork

Once we climbed into the attic, we inspected the furnace, coil, and ductwork. This is where we found the coil showing signs of wear, with rust and standing water in the drain pan. These are red flags that the system needs more than a quick fix. In this case, replacing the coil or upgrading the entire system would be the best options to prevent water damage or future system failures.

Interestingly, the home’s ductwork was in excellent condition, sized perfectly for the 5-ton system. This is rare—many homes have ductwork that’s too small for the HVAC system, which restricts airflow and reduces efficiency. In those cases, we often recommend adding an additional return air duct, but this home was good to go.
