AC Repair vs. Replacement: Why the $5,000 Rule Doesn’t Make Sense Anymore

AC Repair vs. Replacement Why the $5,000 Rule Doesn’t Make Sense Anymore

If your HVAC system is acting up, you’re likely stuck between a rock and a hard place: Should you repair it or replace it?

In the search for an answer, you’ve probably come across the “$5,000 Rule”. It’s a simple formula: Multiply the age of the system by the cost of the repair. If the result is greater than $5,000, you replace it. If it’s less, you repair it.

It’s quick, it’s easy, and frankly—it’s outdated. In today’s economy, where equipment and repair costs have risen, the $5,000 rule can lead you to replace a system that still has years of life left. Here is why we challenge that rule and what we suggest instead.

The Problem with the $5,000 Rule

The issue with this math is that $5,000 is very easy to hit in modern HVAC servicing. A failed compressor, a fan motor, or a coil repair can quickly push you over that limit, even on a relatively young system.

The 10-Year Warranty Factor

If your system is less than 10 years old, we shouldn’t even be talking about replacement. Most reputable manufacturers offer a 10-year warranty on parts and compressors. As long as your system was registered correctly (which we do automatically for every customer at Yarbrough & Sons), the manufacturer covers the most expensive parts. Repairing a 7-year-old system with a “free” warranted part is almost always smarter than buying a whole new unit.

Note: If your contractor forgot to register your unit, your warranty likely dropped to 5 years, which changes the math significantly. This is why who you choose to install your system matters so much.

Introducing the “12 and 12” Rule

At Yarbrough & Sons, we don’t live by the $5,000 rule. We prefer what we call the “12 and 12”.

$1,200 at 12 Years Old

The real conversation about AC repair vs. replacement should begin when:

  1. The system is 12 years old (2 years past the typical warranty).
  2. The repair estimate hits $1,200 or more.

Why this number? Because at 12 years old, your equipment is out of warranty and likely nearing the end of its reliable lifespan. When you face a $1,200 repair on an aging unit, you have to consider the “investment” value. With modern financing, the monthly payment on a brand-new, high-efficiency, worry-free system is often more logical than sinking over a thousand dollars into a 12-year-old unit that might break again next month.

Choosing the Right Guide for Your Decision

Ultimately, you are the driver. You make the final call for your home. However, you need a contractor you can trust to give you the “brass tacks.”

When researching a contractor, look for:

  • Credibility: Do they stand behind their work?
  • Transparency: Are they willing to explain the “why” behind their recommendation?
  • Accountability: Do they register your equipment for you to ensure you get the full 10-year warranty?
